• Illustrative purposes only: All computer-generated imagery (CGIs), architectural renderings, photography, virtual walkthroughs, development layouts, and street scenes are provided for illustrative purposes only and are intended to give an impression of house designs, interior layouts, and development settings.
• Upgrades and optional extras: Images featured on our website (including CGIs and actual photography of completed homes or show homes) frequently depict upgraded specifications, non-standard items, or optional extras that are not included in the standard build price. These may include, but are not limited to, upgraded kitchen units, worktops and integrated appliances, fitted wardrobes, upgraded tiling and sanitaryware, turf, enhanced landscaping, decking, outdoor lighting, and extended patio paving. Standard specifications vary by development, house type, and build stage. You must consult the specific standard specification schedule for your chosen plot with our on-site Sales Executives.
• Development changes: Development layouts, boundaries, landscaping, and materials are prepared prior to construction starting. As building work progresses, we may occasionally need to modify house designs, external materials and finishes, boundaries, landscaping treatments, and the exact positioning of roads, footpaths, street lighting, and garages.
• Handed plots: Certain plots may be built handed (as a mirror image of the floor plans, photography, or illustrations shown). Garages may also be specified as single, double, or detached as an alternative to the style illustrated.
• Lifestyle photography: Stock imagery, photography of models, and dressed interior photography are used occasionally to illustrate the lifestyle that may be enjoyed in a Harron home.
• Contractual status: Particulars, specifications, and imagery do not constitute a contract, part of a contract, or a warranty. You should take appropriate steps to verify all plot-specific details with our on-site Sales Executives prior to reservation.

6. Guide prices and availability

All prices displayed on our website are guide prices. While correct at the time of publication, prices and plot availability are subject to change without notice. Please contact the relevant sales centre for confirmed pricing, current availability, and plot-specific details. Reservation and cancellation fees may apply. Certain developments may also be subject to third-party estate management charges.

7. Floor plans and measurements

Floor plans, layouts, and room measurements are provided for illustrative purposes only and are not to scale:

• Dimensions are accurate to within plus or minus 50mm (+/- 2 inches) based on architectural drawings.
• Measurements must not be relied upon for ordering carpets, appliances, fitted furniture, or curtains.
• Variations can occur during the construction process, and window, door, or garage placements may vary across individual plots.
• Floor plans and dimensions cannot be relied upon to describe any Specified Matters under the Consumer Protection from Unfair Trading Regulations, nor do they form part of any contract or warranty.

8. Show homes

Furniture, wall coverings, light fittings, landscaped gardens, and interior design features displayed within our show homes are not included in our standard specification. Show homes frequently feature optional upgrades and extras that may be purchased separately, subject to the build stage of your home. Please consult your Sales Executive for the standard specification schedule for your chosen plot.

9. Energy efficiency comparisons

Where reference is made to estimated household energy savings, calculations are based on research published by the Home Builders Federation (HBF) analysing Government Energy Performance Certificate (EPC) data. Actual savings will vary based on individual energy tariffs, property size, household consumption, and heating patterns.

10. Purchasing schemes and promotional offers

General Scheme Conditions

All purchasing schemes, incentives, and promotions offered by Harron Homes:

• Apply to selected plots and developments only, subject to build stage, status, and availability.
• Cannot be used in conjunction with any other offer, discount, or scheme unless explicitly agreed in writing.
• Are subject to qualifying criteria and lender approval where applicable.
• May be amended, withdrawn, or extended by Harron Homes at any time without prior notice.

First Homes Scheme

Available on selected plots across qualifying developments. Offered at a discounted market value to eligible first-time buyers in partnership with local authorities. Full statutory eligibility criteria and regional price caps apply. Further details can be found on the official Government First Homes portal.

Part Exchange and Assisted Move

Subject to independent valuations, property criteria, build stage, and Harron Homes' standard scheme terms. Further details are available from our on-site sales teams.

Limited-Time & Seasonal Promotions

• From time to time, Harron Homes may run promotional package incentives (e.g. deposit contributions, stamp duty contributions, legal fee allowances, or upgraded finish packages).
• Any promotional package is limited to the dates and selected plots specified in the campaign literature.
• Maximum financial contributions or package values will apply and will be deducted at completion or provided as an allowance on specification upgrades as agreed in writing at reservation.
• Incentives are subject to contract and must be approved by your mortgage lender. Full written terms are available on request from the development sales office.

11. Email updates and communications

If you register your interest in a development or submit an enquiry on our website, we may contact you with updates, pricing releases, and news. You can manage your preferences or unsubscribe at any time using the link provided at the bottom of our emails.

12. Intellectual property and use of website material

We are the owner or licensee of all intellectual property rights on our site and in the material published on it. These works are protected by copyright laws in the UK and worldwide.

• You may download or print extracts of pages for your personal, non-commercial use.
• You must not modify, extract, or use any photographs, CGIs, video, or illustrations separately from the accompanying text.

• Specific contracts for sale and legal documentation exchanged between solicitors during a home purchase will supersede any general website descriptions.

14. Viruses and site security

We do not guarantee that our site will be secure or free from bugs or viruses. You are responsible for ensuring your devices have adequate virus protection.
