We’re delighted to be able to announce that we are working with the Harworth Group and have submitted a planning application for 132 new homes at Simpson Park that we’d like you to know about.

Vision

Our vision is to create, as part of the approved strategic plans, a safe and welcoming new neighbourhood that contributes positively to the character of the area.

The development will provide a variety of new homes and, along with the wider masterplan site, contribute to infrastructure meeting local needs as well as those of people wanting to move into the area. The development will be well-designed and integrated with the towns of Harworth and Bircotes nearby.

The development is made up of 132 new homes in a mix of 2, 3, 4 and 5 bedroom properties.

Planning

Outline Planning Permission was granted for the initial masterplan in 2011, and then proposals refreshed and approved again in 2021. Our ‘reserved matters’ application provides the detailed proposals for Phase 2B(ii) designed within the framework already permitted by the outline permission.

The planning application is accompanied by a Design and Access Statement; this helps explain the design and the factors that have influenced it.

Programme

The planning proposals should be approved early in 2022, with the first homes being completed later in summer/ autumn 2022.

Site and Surrounding Area

The Harron Homes development is situated in a prime spot to the east of the masterplan on the outskirts of open countryside. The development will be bounded by woodland to the north and east and the strategic landscape and movement corridor called the ‘Green Wheel’ to the west. This footpath enables access around the semi-rural location connecting with long leisurely walks to an array of natural beauty spots.

The nearby towns of Harworth and Bircotes serve the community well with a range of shops and amenities. The neighbouring market towns of Tickhill and Bawtry provide an extended range of shops whilst the historic town of Worksop is just 8 miles away.  There are several well-regarded schools nearby and for the professional looking to commute there is a good selection of local train stations and the A1 is a short drive away.

Access

Access into the wider site is already in place from the new junction outside the existing Asda store on Scrooby Road. The public transport strategy promotes more sustainable movements particularly by enabling bus routes through the wider neighbourhood and a bus loop is being provided within our site. There are also good walking links from the site to the wider area, particularly through the ‘Green Wheel’.

Feedback

As the planning application is now live, the Council will be collecting any comments from interested parties to help inform their decision. To avoid any confusion, we are supporting this single approach to gathering feedback. If you wish to make comments please do so on the Council’s website.
