New Homes on the Former Noble Foods’ Site, Kirklington Road, Bilsthorpe

We’re delighted to be able to announce that we have submitted a planning application for 136 new homes on a site in Bilsthorpe that we’d like you to know about. It’s the former Noble Foods’ site on Kirklington Road.

Vision

Our vision for this site is to create a safe and welcoming new neighbourhood that contributes positively to the character of the area through developing a brownfield site on the edge of the village of Bilsthorpe.

The development will provide a variety of distinctive new homes and contribute to local infrastructure that helps to meet local need as well as the needs of people wanting to move into the area.

The development is made up of 136 new homes in a mix of 2, 3, 4 and 5 bedroom properties including bungalows in the form of Affordable Homes. The development will be well-designed, integrated within the existing village, and will help to form a new gateway into Bilsthorpe from the southeast.

Planning

Outline Planning Permission was granted for the residential development of the site in spring 2020. Our ‘reserved matters’ application provides the detailed proposals designed within the framework already permitted by the outline permission.

The site is currently vacant and is allocated for housing within the Local Plan (Allocations Development Management Plan Document) it is within the formal village envelope of Bilsthorpe.

The planning application is accompanied by a Design and Access Statement: this helps explain the design and the factors that have influenced it.

Programme

The planning proposals should be approved in autumn/ winter 2021, and the first homes offered for sale in 2022.

Site and Surrounding Area

The site was the former Noble Foods’ factory which was vacated in 2015 and the buildings subsequently demolished. The site is bordered by agricultural fields to the north and east. Housing (Bilsthorpe Moor) is to the south and west of the site and a vacated care home is situated to the southeast.

Bilsthorpe Village is classed as a ‘Principal Village’ in the Local Plan and has a range Of day-to-day facilities and services.

Ecology

The site has had some nature conservation value as a temporary derelict site, but there are no protected species or ecological habitats on site. As part of the proposals a significant number of new trees, as well as other shrub, grassland and hedge planting, will be incorporated using native as well as ornamental species that are of value to local wildlife. The proposal will also include bird and bat boxes, woodland planting, and hedgehog corridors enabling access through rear gardens.

Access

The site will be accessed off Kirklington Road via a junction that has already been agreed with the Council. As part of the proposals we will improve the access to the bus stops nearby and extend the 30mph speed limit to ensure that there is safe pedestrian crossing as well as access into the site.

Feedback

As the planning application is now live, the Council will be collecting any comments from interested parties to help inform their decision. To avoid any confusion, we are supporting this single approach to gathering feedback.
