Part Exchange myths busted with Harron Homes expert

Harron Homes are combatting a number of myths about Part Exchange schemes with a series of ‘House to Sell’ events with Part Exchange expert Niki Clarke. Harron’s Shipley Lakeside and The Brambles developments are holding a House to Sell event on 19th August to help buyers understand the process.

Most people are familiar with the concept of Part Exchange, selling an existing property to a developer in exchange for a new home, but can be hesitant to take it up due to myths that surround such schemes. Niki addresses some of the most common misconceptions:

1) Developers do not offer full market value for your home – Harron instructs two local independent estate agents to value your existing property, with the possibility of an offer within 24 hours. This ensures our customers get a fair price from local professionals who know the location and provide valuations based on their experience and knowledge so you get 100% fair market value.

2) You will have to leave your existing house before the new home is ready – You can actually stay in your home until your new Harron home is ready. If your mortgage offer expires before your new home is ready you can seek an extension. Some lenders offer month by month extensions, whereas some will offer an extension of up to six months.

3) Using a buying scheme can be complex – One of the few builders with an in-house Part Exchange team, Harron makes the scheme as smooth as possible. Customers who choose Part Exchange have the benefit of being able to contact our Part Exchange manager directly with any questions or concerns, who can provide updates swiftly. The key benefit of Part Exchange is the level of security it offers. With Harron as a cash buyer, the chain that usually leaves buyers so dependent on others in the moving process is removed and there is no concern about the sale falling through later down the line.
4) Part Exchange can be expensive – Harron pays the estate agent fees, saving you thousands and there is no fee for our services.

5) Part Exchange has restrictions – Harron’s team is not limited to purchasing specific types of properties. We are open to various types of property which other builders do not usually consider – leaseholds, apartments, ex-local authority – and they can be anywhere in England.

Natalie Griffiths, Sales and Marketing Director for Harron Homes North Midlands, said “We understand the house buying process can be complex in many ways, so we have numerous schemes in place to keep things as simple as possible, including the popular Part Exchange scheme. It is a great option for buyers with an existing property to sell; they secure a Harron home without any of the worry of having to sell their own. I would encourage anyone considering the scheme to come along to one of our events and speak to our experts to learn more.”
